One Chuan Grove has 1,056 homes from 1 to 5 bedrooms, about 474 to 1,561 sqft. The floor plans are not out yet; these are the developer's preliminary sizes.

According to ERA's appointed team, about 316 of the homes are 3-bedrooms and about 240 are 4-bedrooms. The full count for each type comes with the sales documents.
Who each type suits
1 Bedroom
Singles, or an investor who wants the smallest amount in. Keep in mind 1-bedrooms are only a small part of a family-heavy area, so check rental demand before buying one to rent out.
2 Bedroom / 2 Bedroom + Study
Couples, a first home before kids, or parents right-sizing from a bigger flat. The study version gives you a work-from-home corner or a small nursery.
3 Bedroom / 3 Bedroom Flexi
Most HDB upgrader families with one or two children. The 3-bedroom is the biggest group here (about 316 units, per ERA's appointed team), so you get a real choice of stack and floor.
4 Bedroom
Families with two or three children, or a live-in helper or grandparent. About 240 units, per ERA's appointed team.
5 Bedroom
Multi-generation families who want everyone under one roof. Few of these, so if you need one, tell me early.
What I check in a floor plan
- How much of the space you can really use. Both Chuan Grove sites were sold under URA's newer floor-area rules (for GLS sites launched from 1 Sep 2022), so air-con ledges and empty voids are not counted in the sqft you pay for. That's good for buyers, but it makes the psf look higher than older resale condos nearby, whose sizes still include these. Compare the total price and the layout, not psf alone. Within the unit, long corridors still take space that is hard to use. URA circular DC22-09
- Room shapes. A square bedroom that fits a queen bed and a wardrobe beats a bigger odd-shaped one.
- Kitchen. Enclosed or open, and whether there's space for a washer and dryer without blocking the window.
- Facing and stack. On this site, look at which side faces the CTE, which faces NTP+ and which looks into the condo. Afternoon west sun matters too.
- Flexi and study rooms. Check if the room has a window. That changes how you can use it.
