How the price is likely to be set
Nobody outside the developer knows the price yet, and I won't guess a number for you. These are the things that will shape it:
- Land cost. About $1,355 psf ppr combined, below many recent GLS sites. Lower land cost gives the developer more room, but they will still price to the market.
- Nearby sales. Chuan Park, the closest recent launch near Lorong Chuan MRT, is the benchmark buyers will compare with. Older condos around Lorong Chuan set the resale floor.
- Size of the project. 1,056 units is a lot to sell. Big launches often open with prices that move volume on day one, then step up in later releases.
- Market at launch. Interest rates and how other early-2027 launches sell will matter.
How booking day usually works
- Preview: visit the showflat, see the floor plans and the price list.
- Submit your interest and your cheque (usually 5% of the price) for a balloting or queue slot.
- On booking day you pick a unit when your number is called, if it's still available.
- You receive the Option to Purchase. The Sale and Purchase Agreement follows, and you pay in stages as the building goes up.
Have your loan in-principle approval ready before the preview so you know your ceiling. I'll help you line that up.
The developer appoints the agencies that can book units for buyers. ERA is an appointed agency for One Chuan Grove, and buyers pay no commission.
