1,056 homes by Sing Holdings and Sunway, a short walk from Lorong Chuan MRT. Target preview 13 February 2027. Here is what's confirmed so far, what isn't yet, and what I'd check before you commit.
One Chuan Grove in one paragraph
One Chuan Grove is a new 99-year leasehold condo on Chuan Grove, off Lorong Chuan in District 19. It joins two Government Land Sales sites that Sing Holdings and Sunway Developments won in July and September 2025 into one development of 1,056 homes in five blocks, with 7 shops and a childcare centre on the ground floor. Units range from a 1-bedroom of about 474 sqft to a 5-bedroom of about 1,561 sqft. The target preview is 13 February 2027 and the developer expects completion in 2030. Prices are not out yet.

Where it is
The site sits between Lorong Chuan and Chuan Lane, next to New Tech Park (NTP+) and across Lorong Chuan from St. Gabriel's Primary School. Lorong Chuan MRT (CC14) on the Circle Line is the nearest station, about 450 to 530 m away depending on how you measure. From there it is one stop to Serangoon (NEX, and the North East Line) and one stop to Bishan (Junction 8, and the North-South Line). By car, the CTE runs right beside the site, and Braddell Road and Ang Mo Kio Avenue 1 are close.

This is the Bishan, Toa Payoh and Serangoon belt that a lot of HDB upgraders already know. Serangoon Gardens and Chomp Chomp are a short drive away. More on schools, food and transport around One Chuan Grove.
Unit mix and who each type suits
The developer's preliminary sizes are below. The 3- and 4-bedrooms make up a big share: about 316 three-bedrooms and 240 four-bedrooms, according to ERA's appointed team. For families, that means a real choice of stack and floor, which you rarely get in smaller projects.
1 Bedroom
Singles, or an investor who wants the smallest amount in. Keep in mind 1-bedrooms are only a small part of a family-heavy area, so check rental demand before buying one to rent out.
2 Bedroom / 2 Bedroom + Study
Couples, a first home before kids, or parents right-sizing from a bigger flat. The study version gives you a work-from-home corner or a small nursery.
3 Bedroom / 3 Bedroom Flexi
Most HDB upgrader families with one or two children. The 3-bedroom is the biggest group here (about 316 units, per ERA's appointed team), so you get a real choice of stack and floor.
4 Bedroom
Families with two or three children, or a live-in helper or grandparent. About 240 units, per ERA's appointed team.
5 Bedroom
Multi-generation families who want everyone under one roof. Few of these, so if you need one, tell me early.
Full unit mix and what to look for in each layout
Facilities
A 1,056-unit site has room for more than the usual pool and gym. The developer's preliminary list:
Play
2 padel courts, 2 golf simulators, a tennis court, an outdoor pickleball court and an air-conditioned badminton/pickleball court
Train
A gym of about 1,300 sqft, a Pilates studio, dance and yoga studios, an 800 m jogging path and a 50 m lap pool
Recover
Hot and cold baths, a spa pool, a relaxation pool and a steam room
Host
Private dining rooms (Asian and Western kitchens), a function room and 4 BBQ pavilions

Launch date and price: what we know
The target preview is 13 February 2027 and the target booking day is 27 February 2027. Prices have not been released. What we do know is the land price: the developers paid $1,376 psf ppr for the first site and $1,331 psf ppr for the second, about $1,355 psf ppr combined. Recent GLS sites have gone for more, which gives the developer some room on pricing. That doesn't guarantee a low price, and I won't guess one for you. When the price list is out, I'll compare it with recent sales at Chuan Park and other condos nearby so you can see for yourself whether it's fair. My honest take
Why it's worth a look
- MRT on the Circle Line, two stops between Bishan and Serangoon, with the CTE next door.
- Schools close by: St. Gabriel's Primary at 0.42 km, Kuo Chuan Presbyterian Primary at 0.55 km and CHIJ Our Lady of Good Counsel at 0.81 km (straight-line distances from ERA's project page).
- A big site, so a long facility list and lots of 3- and 4-bedroom choice.
- Shops and a childcare centre inside the development, and NTP+ next door for food and errands.
- The land cost is lower than many recent GLS sites.
- Sing Holdings is SGX-listed, and the project is in its annual report, so you can track progress.
What to think through
- 1,056 units means many owners. When the project is done, lots of units may come up for resale or rent at the same time.
- Another Chuan Grove site nearby was released in Oct 2026 on the Reserve List and could yield about 930 more homes if a developer triggers it. Analysts don't expect that soon, but it's more supply in the same pocket.
- Next to the CTE: check noise on the side facing the expressway before you pick a stack.
- It's a new launch, so you pay in stages and wait until about 2030 to move in. Plan where you'll live in between, especially if you sell your flat first.
- "4 primary schools within 1 km" depends on how it's measured. For P1 registration, check the distance for your exact block.
- Prices aren't out. Don't commit until you've compared them with nearby resale condos.
I'd rather you buy a unit you can comfortably pay for than stretch for one. If the numbers don't work for you, I'll tell you.
Upgrading from HDB?
Most buyers I expect at One Chuan Grove are HDB upgraders. The big questions are the same each time: how much cash do I need on booking day, can I keep my flat while I wait, and what happens to ABSD? Which primary schools are within 1 km?
By the straight-line distances on ERA's project page, St. Gabriel's Primary (0.42 km), Kuo Chuan Presbyterian Primary (0.55 km) and CHIJ Our Lady of Good Counsel (0.81 km), with Yangzheng Primary just over 1 km. When will One Chuan Grove be completed?
The developer's annual report gives expected completion in 2030. The exact dates for vacant possession and legal completion come with the sales documents.
Do I pay commission to buy through you?
No. For new launches the developer pays the agency, so you pay nothing extra to buy through me.
Can I keep my HDB flat and buy One Chuan Grove?
Once your flat has met its 5-year minimum occupation period you can buy private property, but a second home means ABSD (20% for a Singapore Citizen) and a lower loan limit.
